Home › Sell Without a Realtor
You can sell a home without paying a listing agent. The question is how: do it yourself on the open market, or sell directly to a cash buyer. Here is how the two compare.
For sale by owner (FSBO): you list the house yourself, price it, market it, show it, negotiate, and handle contracts and disclosures. You save the listing agent's commission, but you take on the work. Many buyers' agents will still expect to be paid, and buyers using mortgages still bring appraisals and inspections.
Sell directly to a cash buyer: you skip the listing process entirely. We make an offer, you accept or decline, and a title company handles closing.
Agent commissions are commonly in the range of 5 to 6 percent of the sale price, split between the listing and buyer's agents. On a $250,000 house, that's often $12,500 to $15,000, before repairs, closing costs, and carrying costs during the listing period.
| FSBO | Cash sale to us | |
|---|---|---|
| Commission | You may still pay the buyer's agent | None |
| Repairs | Usually expected | Not required |
| Showings | Yes | No |
| Timeline | Weeks to months | Often 7 to 14 days |
| Price | Potentially closer to market value | Typically below retail, reflecting speed and as-is condition |
If your house is in great shape and you aren't in a hurry, selling on the open market may bring more money. If you want speed, certainty, or the house needs work, a direct cash sale can make more sense.
